Advertise Vacant Properties
Duckett Management & REAL ESTATE will place a "For Rent" sign on your property and coordinate the advertising of your property in various media. It has been our experience that 90% of all properties will rent within thirty (30) days or less. In addition to traditional advertising, your property will be available here, on the web, 24 hours a day. Duckett Management & REAL ESTATE is also a REALTOR® and a member of the Multiple Listing Service that will allow other agents knowledge of your property. Duckett Management & REAL ESTATE will answer and return all calls and inquiries regarding your property.
Show Properties to Prospective Tenants.
Duckett Management & REAL ESTATE will show your property to every interested prospective tenant. The company will set appointments, provide applications and present the material information to each interested person. Duckett Management & REAL ESTATE abides by the Federal Fair Housing Act and will not discriminate against any protected class of people.
Verify and Approve Rental Applications
Duckett Management & REAL ESTATE is interested in renting to individuals that pay their rent on time, take care of the owner's property and do not disturb the neighbors. To determine if a prospective applicant meets these requirements, we run a credit check on the applicant, verifies previous rental history and current employment status. The application screening is the most critical part of property management. Many problems and potentially difficult situations in the future can be avoided by conducting a thorough background check.
Collect Monthly Rents
After the tenant has moved into your property, Duckett Management & REAL ESTATE will collect the rent on a monthly basis. The funds are deposited directly into the owners account.
Subcontract Maintenance & Repairs, if any
If your property should need repairs or maintenance, Duckett Management & REAL ESTATE will send qualified vendors, sub-contractors or technicians. These repairmen provide a quality service for a reasonable price. Duckett Management & REAL ESTATE has developed long term relationships with many of its vendors. The company works on a high level of trust and confidence that has been developed over many years.
The vendors are fully aware of the constraints and restriction on dollar spending limits without prior owner approval. They are also aware of the financial limitations of owners.
Monthly Statements
Between the 15th & 20th day of each month, Duckett Management & REAL ESTATE will generate a monthly statement showing the amount of rent collected, the management fee and any maintenance or repairs.
Non-Payment of Rent.
If, for any reason, the tenant fails to pay his/her rent, Duckett Management & REAL ESTATE will automatically initiate the procedures necessary to evict the tenant. It has been the experience of the company that if a tenant is unable to pay one month's rent, it is unlikely that he or she will pay two month's rent and no one has ever paid three month's back rent. Since many of Duckett Management & REAL ESTATE's owners are out of state or out-of-town, Duckett Management & REAL ESTATE will retain an attorney to file the eviction (forcible detainer) for non-payment of rent with the Justice Court. If at any time the tenant pays the rent with late fees and the associated expenses incurred to that point in the month (attorney fees, court filing fees, process server fees), Duckett Management & REAL ESTATE will dismiss the legal action. The objective of the company is to protect the owner's rights and property at all times.
Termination of a Lease or Rental Agreement.
Almost all tenants give proper notice and vacate the property in a clean or somewhat clean condition. Upon the termination of a lease or rental agreement, Duckett Management & REAL ESTATE will walk though the property, account for the condition of the property, charge related damage or excessive wear and tear to the tenant's refundable security deposit and return the balance to the tenant. Between tenants is the best time to coordinate deferred maintenance or repairs. The company will coordinate the clean up and fix-up of the property and contact the owner should there be items that require his or her attention
